Incredible Turnout at the Chocolate Festival!
(Paradise) It was a grand turnout this year at Paradise’s Chocolate Festival. Booth upon booth, festivity upon festivity, and most importantly — the incredible community of Paradise, Chico, Magalia, and beyond.
A big thank you goes out to the festival organizers. Their parking personnel and volunteers made it easy for vendors to get in and out smoothly throughout the event. Congratulations as well to the Chocolate Festival Royalty and the winners of the many contests and festivities held throughout the day. Our Commercial Brokers of California booth was perfectly placed in the shade right next to the stage, which made for a fun and lively atmosphere all day long.
We are fortunate to live in an area experiencing positive growth while still maintaining the togetherness of a small town. One gentleman we spoke with had recently moved from Southern California, expressing how he appreciates the space, pace, and sense of community Paradise offers. Seeing more people discover the beauty of Butte County is exciting, and we welcome those looking to plant roots in this treasured region.
One of the best parts of the festival was connecting with locals and hearing about their businesses, ideas, and future plans. Some visitors stopped by simply for the swag and cold water — which definitely helped lighten our load during pack-out at the end of the day!

(Chico) The MONCA - Museum of Northern California Arts - "Light Up the Night" Gala was a night to remember. Thanks to the dedicated supporters, performers, and organizers - it was n inspiring experience! From Chikoko dancers dressed in extravagant red, yellow, and blue costumes, to a 360 degree photobooth, a wall of art, and a variety of performances, it was clear how much went into the event. We were proud to be sponsors and share a table with special guests.
Another highlight of the night was the tightly knit community of Chico. Coming from a variety of trades, people showed up with a common interest in the arts. This is what makes Chico so special. It's a cultural hub, from the arts to the outdoors.

Auction Property Sold
(Chico) A portfolio of properties just a block away from California State University, Chico has been successfully auctioned off. Led by Commercial Brokers of California, three buildings and a parking lot were sold using the Ten-X on LoopNet auction process.
The properties at 310-350 Salem Street have been occupied for many years by Pacific Gas & Electric Company (PG&E), and consists of more than 20,000 sq. ft. of offices plus a 52 space parking lot. At the time of the sale, PG&E was in the process of relocating to a newly built facility at the Hegan Lane Industrial Park and the Salem Street offices were being vacated.
TenX uses high tech tools to position and market properties, including high resolution professional photography, drone video and Matterport technology, which takes viewers on virtual reality tours of the premises. The auction platform then performs a massive online marketing blitz to draw maximum interest and attention to the property.
“It’s like advertising and social media on steroids”, said Mike Donnelly, broker for Commercial Brokers of California representing the seller. “It was one of the most professional marketing packages of commercial real estate that I have ever seen”, he said.
“The seller wanted to move the property fast and efficiently”, said Brian Littrell, co-broker for Commercial Brokers of California. “This was mission accomplished, and we are happy to have helped our client get the best outcome”, Littrell said.
The auction took place November 10 -12 and generated dozens of registered interested buyers. Ultimately the property had several bidders and sold to an investor for an undisclosed price. The buyer was represented by Arwen Funk of Tracy Realty Company.
Sycamore Plaza Phases I & II Now Complete and Fully Leased
(Chico, CA) — The highly anticipated Sycamore Plaza—a stunning new neighborhood retail center in North East Chico—is now complete and open for business. The first two phases of this contemporary commercial development are fully leased, marking the successful completion of the final piece of the Sycamore Creek residential community.

The 19,523 sq. ft. retail center has been acquired by Bridge Properties, a growing commercial real estate company based in Southern California. Bridge Properties is a family-owned investment firm in Los Angeles, specializing in value-add opportunities across retail, office, and flex properties.
The Shops at Mangrove cosists of three buildings on two parcels. Located at the corner of Mangrove and Vallombrosa at the gateway to downtown Chico, "The Shops" features great businesses such as Jersey Mike's Subs, Gen Kai Sushi, Greenlight Fitness, Learning Express Toys, Noodle House, TopNotchz Nails and Mink Speakeasy Tattoo (an absolute "must see").

(Chico) Commercial Brokers of California has announced the sale of the unique Deer Creek Broadcasting property in Chico. The radio station facility on Cramer Lane is home to some of the North State's favorite stations include KPAY-FM | 93.9 Newstalk, KPAY-AM |Sports 1290-AM,KHSL-FM | 103.5 The Blaze Country, KMXI-FM | Mix 95.1 and KZAP-FM | KZAP 96.7 Classic Rock Hits.
The broadcast company itself, was not sold and will remain as a tenant, continueing full operations to entertain and inform listeners throughout Northern California.

Airport Industrial Building Sold
(Oroville) Pacific Gas and Electric (PG&E) has purchased the 55,000-square-foot industrial building located at 250 Airport Parkway, Oroville, CA. Situated on an expansive 11-acre site across from Graphic Packaging and within the Oroville Airport property, this acquisition marks a significant milestone for the area.
The property, previously vacant, will now be transformed into a hub for PG&E’s operations. The company plans to utilize the facility for fire-related staging and warehousing, expand its existing Veatch Street Service Center, and enhance regional service and maintenance capabilities. These operations are expected to bring jobs to the City of Oroville and the Airport.
The building offers a range of features tailored for versatile industrial use, including:

Oroville Activity Center Sold
(Oroville) The Feather River Recreation and Parks District (FRRPD) has completed a sale of its nearly 40,000 square foot activity center to the County of Butte. The landmark sale was handled by Mike Donnelly and Brian Littrell. The transaction was accomplished after a Community Development Block Grant was awarded to Butte County. The 39,700 sq. ft. activity center will be converted to a multi-use mental health services facility providing a wide range of services.
The FRRPD decided to sell the property as part of a strategic financial restructuring plan to reduce facility maintenance costs, improve recreational facilities and provide better quality recreational services in the community. Donnelly and Littrell won the listing contract to serve the district, and provided extensive marketing including digital video tech services.
The Purchase price, which is public record, was $3,690,000 and the transaction took about two years starting with negotiations through the close of escrow.
Towne & Country Center Sold
(Chico) The sale of the Towne & Country Shopping Center marks the end of a retail era. After more than three decades of ownership, the family landlord group has sold the Towne & Country Shopping Center, successfully completing a remarkable exit strategy.
The family has operated the Save Mart and Rite Aid anchored Center along the Esplanade and East Avenue since the early 90's, a respectable and admirable investment accomplishment. Through good times and bad, Towne & Country of Chico Partnership has been steadfast in exercising best business practices and management of the center.
We are proud to have been a part of this legacy, handling leasing for the past fifteen years, even maintaining 100% occupancy in recent years.

Commercial Development Land Sold
(Chico) We are proud to announce the sale of a nearly ten acres shopping center development site in North Chico. The development has been known as The Chico Fountains, and ambitious design project intended to attract the best of grocery anchored retail and hotel anchored commercial businesses.
The site consists of approximately 9.93 acres bordered by HW 99, Leora Ct. and Esplanade, just north of Shasta Elementary School and DeGarmo Park.
The property was sold by Mike Donnelly and Brian Littrell and was purchased by an undisclosed buyer.
Power Corner Commercial Center Sold

(Chico) We are proud to announce the sale of Esplanade East, a three parcel commercial center at the corner of East and Esplanade. The centerpiece of the portfolio is the ARCO AM/PM gas station on the corner, and the adjacent Jack in the Box drive through.
The rest of the complex is a mixed use, two story retail strip center with various tenants including a furniture store, laundromat, massage studio, modeling agency and attorney’s office. It was also the former home of the popular Hula’s Restaurant, which closed in the midst of COVID, never to reopen.

Iconic Airport Building Sold
Former Mach 1 Building - 1000 Fortress St.
(Chico) With great pleasure we announce that we have closed on the iconic 1000 Fortress Building across from the Terminal at the Chico Municipal Airport. The 30,915 sq. ft. office warehouse building was the original home of Mach 1, a publishing company established in the 90’s.
Over the years, the building was used by an insurance company, Facebook, FEMA, the Paradise School District in the aftermath of the Camp Fire, and even a Tiffany lamp web retailer. It was purchased by California Partnership Health for an undisclosed amount. The sale was handled by Mike Donnelly and Brian Littrell representing the seller, and Chuck Griffith of Shoemaker Commercial representing the buyer.
